We manage all the stages of your chalet or apartment lease, including publishing advertisements, customer relations, digital concierge, upkeep and maintenance, invoicing. You have only one interlocutor: us!

You receive each quarter the income generated by your property. The amount paid is final since we also paid the charges for you. You can follow the amount generated by your rental at any time from your owners' app.

5. We advise you to recover the VAT

We work with one of the largest French law firms to provide you with cutting-edge expertise in tax-free operations and support you in the process of recovering 20% ​​of the purchase price of your eligible property.

6. You can continue to enjoy your property

Even if we manage your property, it remains yours! You are therefore free to stay there whenever you wish. All you have to do is block the dates that interest you in the booking calendar of your owners' app.

Investing in Les Arcs: opportunities multiplied by 5!

Five villages, five atmospheres, five altitudes, five price levels per m2: Les Arcs offers five times more choice, including for investors!

A benchmark Savoyard resort, Les Arcs is divided into five villages located at different altitudes: Bourg-Saint-Maurice, Les Arcs 1600, 1800, 1950 and 2000. A choice appreciated by visitors who can stay in the resort that best suits their desires in terms of atmosphere, leisure facilities and access to the Paradiski ski area and its 425 km of pistes. The popularity of Les Arcs is such that this resort has the highest number of visitors after La Plagne (2.1 million skier days compared to 2.5 million for the first ranked resort).

This multitude of possibilities can also be found on the property market where investors can choose between properties offered at around 3637 €/m2 in the centre of Bourg-Saint-Maurice and 5785 €/m2 in the higher altitude resorts. 

Property prices vary of course according to the type of estate or house but remain much lower than those in the most expensive resorts of the Northern Alps such as Val d'Isere, Courchevel or Megeve since a flat in Les Arcs is negotiated on average between 2474 € and 6469 €/m2 and a chalet between 2671 and 6985 €/m2. Very reasonable prices for the region!

Falling prices: a good time to buy!

The health crisis has created investment opportunities in some resorts in the Alps. Les Arcs is one of the winter sports destinations that has seen the biggest drop in prices over the last year, which is all the more reason to make your enquiry and be interested!

Between January 2020 and January 2021, property prices in Les Arcs fell by almost 12%, the fault of course of a health context that brought the entire winter sports industry to a standstill. One year later, things seem to be back in order for the most part and this can already be felt on the apartment prices which are on the rise again in Les Arcs as in all the Savoyard resorts. It is therefore advisable not to put off an investment project in the resort too long in order to benefit from the best possible profitability, as rental demand remains very strong. Remember that Les Arcs benefits from a first class rail network with the international station of Bourg-Saint-Maurice which makes the resort and location particularly attractive from Paris (5h by TGV), Lyon (3h) or Brussels (7h30).

Les Arcs is a destination that we want to develop. We currently manage around 15 properties in the Paradiski ski area. We are also present in the other significant areas of the Alps, such as the 3 Valleys, Evasion Mont-Blanc and the Portes du Soleil region. We are always looking for opportunities in the resorts located in these areas. 

Yes, we do! We have developed a great deal of expertise in VAT recovery and are now recognised as the most rigorous player in the French Alps in this area. All owners that we have assisted to date have managed to recover 20% of the purchase price of their property eligible for this scheme.

By entrusting us with their estate, our owners are assured that all the services we provide, from the hotel services offered to the guests to the way we manage the billing of their stays, meet the criteria of the VAT recovery scheme. In addition, they are supported by their Emerald Stay personal assistant, who knows their property inside out and can therefore provide tailored advice.

Private concierge services are at the heart of our expertise. We run our properties like a new generation of hotels, which means we have to meet the varied expectations of our clients. Thanks to our on-site representatives and our team of remote experts, available 7 days a week, we can satisfy all types of requests:

  • Transfer from or to the airport

  • The organisation of private dinners at home

  • Booking ski lessons or a massage at home

As for the property itself, must meet our premium quality standards by presenting a high-end configuration, whether, in terms of surface area, number of bedrooms and bathrooms, high-end equipment such as a Jacuzzi or spa, the presence of an exterior garden or terrace, etc., its location within the resort and its proximity to the ski slopes are also essential criteria.

To date, we have never been confronted with damage that goes beyond normal wear and tear. Finally, we have taken out a multi-risk civil liability insurance policy with several million euros to cover all risks. The income generated by your chalet or flat is paid to you every quarter. The amount you receive is net of taxes, fees and charges. You will not be charged any fees later. Our commission covers all expenses so that you can rest assured.

At any time, it is possible to follow the income generated by your property by connecting to the application explicitly developed by Emerald Stay for its owners.

Being a furnished tourist lease property owner requires availability and constant investment. By going through us, you will be relieved of all the constraints that usually weigh on owners; we take care of everything down to the smallest detail. We have more than a hundred properties to date, and no owner has ever thought of breaking off their relationship with us because we bring all our know-how and work in mutual trust. Of course, you will! Your property belongs to you, and you can dispose of it whenever you want. If you are eligible for VAT recovery, we will tell you how to account for your stays to comply with this tax scheme's criteria. 

Inform your Emerald Stay personal assistant or enter your dates directly on the owners' app to book your stay. As well as giving you access to your property's booking calendar, the app will also provide you with information about the reviews of guests who have stayed there and the income generated by its rental. 

We set the rates in your interest. By agreeing to entrust us with your property, you must agree to trust us with its pricing. If you are not prepared to do this, we will unfortunately not work together.

Why is it essential that we have complete freedom to set the rental prices for your property? Simply because these rates are subject to regular changes to keep up with demand. Our team of engineers has developed an algorithm that analyses more than 40 property indicators to monitor trends in real-time and adjust our rental rates. By having a flexible and responsive pricing policy, we can maintain a high occupancy rate for our properties, regardless of the season. But you can be sure of one thing: at no time will your estate be sold off to fill the booking calendar. We are committed to our high-quality image, and the prices we charge must be consistent with the quality of our services. 

On average, our owners have seen their rental income increase by 30% by trusting us!

Yes, our contract provides a 3-year commitment with a possible early withdrawal after 12 months if you are not entirely satisfied with our services. 

We have set this period at 3 years because we know from experience that it takes between 18 and 24 months to reach the rental potential in the Alps. It takes time to benefit from the first clients who come to stay on your property. We work hard to achieve our goals as quickly as possible, and we want to build a true partnership with our owners. Therefore, we believe that all actions taken to optimise the rental of your property, improve its profitability and increase its occupancy rate deserve your trust for at least three years. And we will do everything we can to make you want to stay well beyond that commitment. To date, none of our owners has expressed a desire to leave us, so we are confident that we can make you want to work with us over the long term. 

Yes, we do! As for the school holidays calendar, we integrate the significant cultural or sports events in our pricing policy because the demand for rentals is more sustained at these periods. Les Arcs is an exceptionally dynamic destination with many events, including for the coming year, the Xplore Alpes Festival in October, Les Arcs Film Festival in December, the Freeride Week in January, Les Arcs Star Trail in March, the Ski2bike in April, the French Downhill Mountain Bike Cup or the World Cup of Adventure Races in July and the Mountain Kart World Championship in August. 

In the high season, we set a minimum stay of 7 nights in our properties. However, if there is a few days holiday between two extended stays, we may offer a short stay package to optimise the occupancy rate.

In the mid to low season, we open up the booking calendar to short stays of 2-4 nights minimum, depending on the estate. We are always on the lookout for opportunities to better rent your property by adapting to the moment's demand.  

We make sure that your property is always attractive. This is achieved through :

  • excellent visibility of your property on the leading distribution channels: Airbnb, Booking, Expedia, HomeAway 

  • a rate adjusted in real-time to the market trend and the evolution of the demand 

  • a steady increase in direct bookings thanks to the constant improvement of our website and the user experience on our booking platform

  • marketing to our loyal customers and local agencies with whom we have partnerships

Working on all these aspects at once can attract customers and maintain a high occupancy rate for our properties, even in the low season.

We do, and that's why we have a team on site. An appliance that breaks down, the wifi that doesn't work: all this is our responsibility because our offer includes the maintenance of the premises, preventive and curative maintenance.
