Since the start, we have made VAT reclaim a priority, ensuring that we master it from every angle, and priding ourselves for being the most rigorous players in structuring VAT rebate operations in the French Alps. We take it very seriously to protect our owners and ensure their fiscal structure is bulletproof. Working with Emerald Stay means we will be checking all the boxes to ensure a seamless VAT reclaim. This includes providing hotel-like services (such as cleaning, breakfast and linen); issuing invoices and collecting those from suppliers; and importantly, correctly accounting for your own personal stays. We have had a 100% success rate so far and intend to keep it that way. In all of our years in operation, we have not experienced damages beyond normal wear and tear. However, you can rest assured: every one of our stays is protected by a multi-risk reconstruction policy that insures your luxury property against all potential damages.

Absolutely. Your property is yours and so is your freedom to use it at will. You will be able to book your own stays with your personal Emerald Stay assistant, or through an application designed exclusively for your property. Through your owner app you will be able to monitor your earnings, reviews and booking calendar. We are continuously working to add more functionality and more features, so stay tuned.

If under a VAT rebate scheme, we will advise you on the required procedures for adequate accounting and declaration of your personal stays.

Us. If you work with Emerald Stay, you won’t be able to change the pricing of your chalet or apartment. Why? Because we employ a full team of engineers dedicated to finding the absolute best rates given the season, month and day of the week. We make use of a proprietary algorithm that takes into account more than 40 real estate parameters. We monitor and adapt market prices daily. And we follow trends in demand. This is the reason why our owners earn 30% more than with the competition.

Sharing the control of the pricing implies there is a high risk it will be suboptimal. This means that if you are not prepared to surrender this control, unfortunately we won’t be able to work together.

Our contracts are 3-year engagements, with an opt-out clause after the first 12 months.

Why 3 years?

We estimate that a property in Courchevel reaches its maximum rental potential after 18-24 months of being listed. Reviews, repeat business and visibility are the main reasons for this.

In addition, our contracts are built in the spirit of partnership. We believe our efforts to optimise the use of your chalet or apartment are adequately matched by a commitment to work together for at least three years. Given no owner has left us so far, we are confident in our ability to honor your expectations.

Absolutely! Adapting to demand means taking into account the major events that attract visitors to Courchevel, such as the International Fireworks Festival in mid-February or the Red Bull 400 race in July. The rental prices of our properties are fixed according to this parameter but also according to the school vacations calendar for France, the United Kingdom, the United States or Russia.

It depends on the period. When the demand is the highest, especially during school vacations, the minimum rental period of our properties is fixed at 7 nights and short stays are only proposed if the reservation calendar has some availability between two stays.

In mid and low seasons, we are attentive to all rental opportunities and open the reservation to short stays, from 2 to 4 nights minimum depending on the property. In this way, we constantly adjust to the demand and optimize the occupation and therefore the profitability of your property.

It involves several combined actions. We are very careful to maintain our reputation on the main distribution channels. Being distinguished as a Superhost or Preferred Partner reassures clients of the excellent service we provide and guarantees you the best possible visibility for your property.

The second essential element is to constantly adjust the price of our properties to the reality of the market in order to be always competitive in our category. To do so, we analyze in real time the prices charged by our competitors and consult the available data to anticipate the volume of requests over a given period.

Last but not least, we are constantly working on improving our website in order to gain visibility on search engines and to provide our customers with a complete first level of information so that they can book their stay with us with complete confidence. In parallel, we regularly launch targeted marketing campaigns based on our CRM to reach our target at the most opportune moments and offer membership programs and VIP treatment to build customer loyalty. Special care is also taken in the shooting of properties and relationships with local agencies, all of which help to explain how we are able to generate over 40% of direct bookings in a very competitive market today.

Absolutely! Our concierge service includes preventive and curative maintenance. You don't have to worry about a thing: our on-site team is there to reactively manage any type of request, such as a broken washing machine or non-functioning Wi-Fi.
