We are also well established in the other major ski areas of the French Alps, such as the 3 Valleys, the Portes du Soleil and Evasion Mont-Blanc. We manage around 100 properties in the Alps, and we will soon be offering more for rent access. 

Yes, we do! We are at their side to advise them on how to reclaim the VAT. We do this better because we have developed real expertise in tax-free operations. We are partners with one of the largest French law firms and are now considered the most rigorous player in the French Alps in this field. All the clients we have assisted to date have been able to recover 20% of the price of their rental investment.

Our support also takes the form of rigorous processes that enable us to meet all the eligibility criteria for this tax scheme. For example, we provide para-hotel services (cleaning services, breakfast, household linen, etc.), issue invoices and record our suppliers, and, importantly, keep track of our owners' personal stays. We have our fingertips on the pulse of the business and will share our expertise with you as an Emerald Stay owner. When you join us, the operations team will put you in touch with your personal assistant. They will take the time to get to know your property inside out and provide you with personalised advice to reclaim the VAT on your property if it qualifies for the scheme.

Regardless of the website on which we place our ads, we make sure that we are always well positioned in terms of the price of our rentals. To do this, we have dedicated a team of engineers to pricing. They have developed an algorithm that constantly evolves around forty criteria to determine the fairest price concerning current demand. We continuously adjust our rates according to the evolution of this demand, which allows us to maintain a high occupancy rate in all seasons. 

We only manage properties that meet our premium quality standards. These criteria vary and relate as much to the environment of the property (its location within the resort, its proximity to the slopes and ski lifts, its view, etc.) as to its features (living space, number of bedrooms and bathrooms, presence of a fireplace or insert, a garden or terrace, a wellness spot with jacuzzi or sauna, etc.)

The income generated by your property rental is paid to you quarterly. The amount you receive is net and final, which means that you will not be recharged at a later date. Our commission covers all expenses, and we pay the suppliers' bills. 

You can follow the income of your property at any time from the application we have created for our owners. 

We build a partnership with our owners based on trust, respect and transparency. We work hard to achieve the goals we set for ourselves. We manage more than a hundred properties, and no owner has yet expressed the wish to end our collaboration. We apply very high self-imposed standards daily to meet the legitimate requirements of our clients and owners. Our multilingual team comprises experts in IT, real estate, finance and hospitality, giving us a unique versatility and know-how. Finally, we have a special relationship with our owners, but that is our secret weapon and the key to our success, as you will discover if we work together. 

Of course, you can! Your property remains your property, and you can use it whenever you want. All you have to do is make sure it's available on the dates you wish and then block those dates from the booking calendar you have access to in your Emerald Stay app, developed especially for our owners. You can also use your personal assistant to do this. 

At the end of your stay, we will explain how to account for and declare your personal stays if you are eligible for VAT recovery on your rental investment. 

We determine them ourselves, and you will understand why.

One of our strengths is to apply a price per night that is always competitive because it is in line with current demand. To achieve this, we have developed an algorithm with our team of engineers, which constantly analyses some forty real estate indicators to know the trends of the seasonal rental market in your area. Based on the information collected, we can adjust prices upwards or downwards while always remaining relevant to the prestige of the property. There is no way we will sell your property to fill the booking calendar! We aim to always rent your chalet or apartment at the highest possible price at any given time. We can maintain a high occupancy rate, even in the low season, and our owners see an average 30% increase in income over what their property was generating before they joined us.

To achieve this degree of control over the pricing of our properties, we need to have a free hand to act. If you are not prepared to trust us on this point, we will unfortunately not be able to work together. 

Yes, it is fixed at 3 years, with the possibility of early withdrawal after 12 months if you are not satisfied with our services.

We have set this period because we know from experience that it takes between 18 and 24 months to reach the full lease potential in the Alps. We will redouble our efforts to achieve this target as soon as possible. Still, it takes time for clients to come and share their opinions on the internet, for word of mouth to spread and for the fallout from these initial customer returns to turn into bookings. We work with our owners in a spirit of partnership, and by providing a 3-year commitment, we are asking them to trust us for that period. We are confident that we will be able to make you want to stay with us for much longer, as none of our owners has expressed a desire to leave us to date. 

Of course, we do! We consider all the highlights of the year (school holidays, bank holidays, significant events, etc.) to determine our nightly rates.

The major events we consider can occur in the resort or the surrounding villages if the expected public is extensive. In Peisey-Vallandry, the schedule of festivities is marked by the Scènes festivales de Peisey in July and the VTT Trial Masters in August.

Yes, but it depends on the period. In the high season, we prefer rentals of 7 nights minimum. We only offer short stay packages to fill the gaps between two longer rentals.

In low and mid season, we open up the rental period to a minimum of 2 or 4 nights depending on the property, which allows us to improve the occupancy rate of the properties during periods when demand is less sustained. 

Yes, we do! This is one of our strong points and our differentiating factors. We work hard during the less popular year periods to maintain a high occupancy rate in our chalets and apartments. This is achieved by paying particular attention to the visibility of our advertisements on the various platforms, including our own, which alone generates 40% of direct bookings, targeted marketing campaigns linked to our CRM, and packaged offers. But above all, we know how to adapt our offer precisely to demand by adjusting the price of our nights according to numerous criteria that we constantly evaluate. This point is essential to remain competitive at all times of the year. Still, without devaluing the price of our rentals: we value our image and the prestige of our properties, and there is no question of selling them off to fill the booking calendar, rest assured. 

We do! You don't have to worry about anything: all operational tasks related to your property rental are our responsibility. For example, if your wifi or dishwasher breaks down, we will send our team to your property to find a solution. We take care of the maintenance, preventive and curative maintenance of the properties entrusted to us.
