Chamonix's international reputation naturally attracts visitors but also investors who dream of owning a few square metres at the foot of Mont Blanc. Prices are following the trend and are also reaching new heights.
There are more than 14,000 homes in Chamonix, including 10,000 apartments, mainly in old buildings. The scarcity of available land combined with the new constraint which obliges new developments to reserve at least 50% of their properties for permanent housing naturally contribute to the price explosion. From the studio cabin with no particular charm to the luxurious chalet, everything sells very well in the valley with a particular passion for the Savoy and Praz districts.
Count on 7,503 €/m2 on average for an apartment, with prices varying between 4,452 € and 11,119 € per m2. For a chalet, the average price is around 9,432 €/m2 and is generally between 5,596 € and 13,977 €/m2. Of course, some very exceptional properties can far exceed these price ranges.
Even if prices seem to be at their highest, it's still a good time to buy in Chamonix as the resort's appeal is bound to continue due to its incredible natural assets such as its outstanding location and its top class skiing and off-piste facilities. Its proximity to Italy and Switzerland also attracts a foreign clientele who appreciate the proximity of Geneva airport, located only one hour from the resort. It is therefore possible to buy with peace of mind as properties can be rented without any difficulty and can be resold with the same ease.

We also have a strong presence in other resorts of the Mont Blanc region (Saint-Gervais and Megeve) as well as in the other major ski areas of the French Alps. We are constantly seeking to expand our offer in these destinations by selecting new prestige properties for our clients.
We are able to respond to all types of requests thanks to our on-site presence, complemented by our team of remote experts, who can be contacted 7 days a week. Whether our clients need to book a ski lesson or a massage, organise a dinner at home or be met at the airport, we are there. At the same time, we take care of all the tasks inherent in seasonal rental management, such as security audits, maintenance of the premises, emergency interventions and preventive maintenance. Both our clients and landlords can rely on you to manage all aspects of their rental property. Of course! All events that attract a large audience are taken into consideration when we draw up our price lists. For example, we can mention the Trail des Aiguilles Rouges in September or the International Alpine Ski Race which takes place in Chamonix in January.
We also take into account the French school calendar and the countries that bring the most visitors to Chamonix, such as the United Arab Emirates, Germany and Italy, when setting our high season.
