Combloux, a very coveted destination

In Combloux, as in Saint-Gervais-les-Bains and Contamines-Montjoie, properties for sale are becoming scarce and scarcity inevitably means price increases, even if these remain reasonable.

Many buyers are looking for quality properties on the market, like second homes ideally located in the resorts of Evasion Mont-Blanc. A craze which is not about to fade anytime soon, since Combloux and its neighbours are still very far from having prices comparable to those of Megève or Chamonix, resorts which have become unaffordable for certain investors who naturally end up making good deals in neighbouring resorts. 

In fact, the investment is good since the prices per m2 in Combloux are 42% lower on average than in Megève for a flat and 35% lower for a house.

You will need to spend an average of 5,522 €/m2 to buy a flat in Combloux (prices can vary from 3,459 € to 8,522 €/m2) and 8706 €/m2 for a chalet, with prices ranging from 5,454 € to 13,436 €/m2 depending on the quality of the property and its location within the resort.

We are also present in the main resorts of the Portes du Soleil (Les Gets, Châtel, Morzine), the 3 Valleys ski area (Courchevel and Méribel), Chamonix and Alpe d'Huez.

We pay the income generated by the rental of the property on a quarterly basis, which gives us time to settle all charges and supplier invoices in advance. This means that the amount you receive is net and final, so you don't have to anticipate any re-billing.

It is possible! And very easy! Simply log on to the owner's dashboard to check the availability of your apartment or chalet on the dates you are interested in and then book that period for your personal use. If your property is eligible for VAT recovery, we will tell you how to account for your personal stays to comply with the criteria set by the tax authorities. 

We are the ones who determine the nightly rate of the properties entrusted to us. We need total freedom to manage the pricing policy of our rentals in order to constantly adapt the price to current demand. To do this, we rely on a very detailed knowledge of the market as well as on the algorithm that our technical teams have developed and which is based on the processing of more than forty property market indicators. We are thus able to anticipate the evolution of supply and demand in order to adjust our prices accordingly. But rest assured: we will never try to fill your property by setting its price too low. The nightly rate set will always be consistent with the standard of your property.

By letting us manage the pricing of their properties, our owners are able to increase the amount of revenue generated by an average of 30%. 

This is a crucial part of our collaboration. If you are not prepared to trust us on this point, we will unfortunately not be able to work together.

Yes, our contracts require a three-year commitment, with the possibility of withdrawal after 12 months if you are not satisfied with our services. 

We need our owners to trust us over this period of time because reaching the rental potential of a prestigious holiday rental in the Alps takes time. Our experience suggests that it takes between 18 and 24 months to achieve this, the time it takes to attract the first clients, and benefit from their recommendation and word of mouth. For each property we add to our catalogue, we work hard to achieve our occupancy and profitability targets as quickly as possible. We believe that these efforts deserve your trust over the long term. But we are confident that we will be able to make you want to continue the adventure with us after this period of commitment, and we are relying on the satisfaction of our owners since none of them has expressed the desire to end our collaboration. 

Of course! Every event that can fill the booking calendar of our chalets and apartments is taken into consideration when setting the nightly price of the properties. In Combloux we know that the MB Race attracts many visitors, as does the Quinzaine du Bien-être. We also set our high season rates according to the school holiday periods of the most represented nationalities in the resort.

This depends on the time of year. In the high season, we only accept bookings of 7 nights or more, unless there are days between two rentals. In this case, we may offer short-stay packages.

In slower periods, we adapt by opening the booking calendar to short periods of 2 to 4 nights minimum depending on the property. In this way, we meet the expectations of customers who like to enjoy a stay in the mountains, for a weekend for example. We take this into account in order to maintain the highest possible occupancy rate for our rentals, even in the middle and low seasons. 

To fill the booking calendar of your property throughout the year, we take three main aspects into consideration:

  • Visibility. Thanks to our privileged status on the booking platforms, our ads are put forward and thus benefit from optimal visibility. We are also working to continuously improve the positioning of our site on the main search engines, in order to encourage direct bookings.

  • The quality/price ratio. Thanks to our algorithm, we are constantly informed of the evolution of supply and demand, which allows us to adjust our prices and attract new customers even in the quietest periods. 

  • Communication. We have a CRM that allows us to carry out regularly targeted marketing actions to inform our clients and partner agencies of our best current offers.

By combining our efforts, we are able to rent out our properties throughout the year. 

As with all other aspects of renting your apartment or chalet, we take care of emergency interventions. If our clients notice a breakdown or leak, for example, they can contact our on-site team who will intervene urgently to solve the problem. We are easily accessible via email, WhatsApp or by telephone. So you don't have to worry about anything, from emergencies to everyday life, we'll take care of it for you!
