Les Carroz : an approchable and family-oriented real estate market

A family resort frequented by a mainly French clientele, Les Carroz d'Arâches is one of those mountain destinations where property prices remain affordable, compared to the much sought-after Courchevel, Méribel, Morzine or Chamonix.

Buying a "pied-à-terre" in Les Carroz or making a rental investment is possible for almost all pockets. Buyers of a flat in this resort pay an average of 4487 €/m2 with prices varying according to the type of property, its quality and of course its location between 2744 € and 6346 €/m2. According to the newspaper Le Dauphiné, buying a new 3-room flat in Les Carroz is possible from €233,000, whereas it requires a minimum of €300,000 in Châtel, €600,000 in Megève and over €1 million in Courchevel 1650!

The same affordable prices are found for chalets, because a house in Les Carroz d'Arâches costs an average of €5,766 per m2 with prices ranging from €3535 to €8153 per m2.

While remaining cheap, Les Carroz real estate has benefited from the demand for apartments and chalets in the Alps while the number of properties for sale is very limited. New prestige developments are literally being snapped up!

Less well known than its predecessors, the Portes du Soleil and the 3 Vallées, the Grand Massif ski area is nevertheless one of the heavyweights of the Alps, being the seventh largest in France, with 265 km of linked pistes. Composed of five mid-mountain ski resorts, including Les Carroz, the Grand Massif has 142 runs spread out between 700 and 2500 meters in altitude. This is enough to satisfy the desires of the majority of skiers and riders, while maintaining a simple, authentic and friendly atmosphere that is accessible to all.

If the winter season allows the booking calendars of chalets and flats to be filled in Les Carroz, the summer season is just as satisfying for the lessors as the resort has many quality facilities and varied infrastructures for mountain biking, golf, mountain and white water sports, horse riding, tennis, hiking and trail running, paragliding and hot air ballooning. But the real asset of the resort is the presence of a balneo centre in the village of Arâches-la-Frasse itself. We currently offer 2 properties for seasonal rental in Les Carroz. We are also very well established in the French Alps and in particular in the ski resorts of the 3 Vallées, Portes du Soleil and Alpe d'Huez. 

Absolutely! We have made VAT recovery one of our main competencies in order to help our owners make use of this tax exemption mechanism in complete security. By entrusting us with your property, you will benefit from personal assistance from a member of our team. Your personal assistant will know your chalet or apartment inside out and will be able to give you the right advice to benefit from this scheme in total legality. 

To date, we have assisted over 100 owners and have a 100% success rate because we strictly adhere to the criteria that allow you to recover 20% of the purchase price of your property. For example, we ensure that owners' personal stays are accounted for in accordance with the rules estblished by the tax authorities.

All our rentals in the Alps come with a private concierge service. To take advantage of this, simply contact our travel experts who are available 7 days a week to respond to requests from our guests and owners alike. You can contact them if you need information on VAT recovery for example, and our guests use them when they want us to organize private transfers, schedule extra cleaning of their accommodation or book ski equipment or lessons for the children for example. 

We are present on the main booking platforms such as Airbnb, Booking.com, Expedia, Homeway, etc. The visibility of our ads is optimal thanks to the privileged status we have gained through the quality of our rental services. We are Super Host on Airbnb and Preferred Partner on Booking.com, for example, signs of the high level of satisfaction expressed by our customers.

In addition to these very popular platforms, we also distribute our offers to international travel agencies and websites specializing in luxury real estate. This more exclusive distribution reaches precisely the clientele we are targeting. 

Finally, a large proportion of our bookings are made directly from our website, which is why we are constantly working to improve the user experience and performance of our own online booking platform.

Their assessment will evaluate the property and its features as well as its location. Living space, number and size of bedrooms and bathrooms, view from the living room, presence of a sauna or spa, terrace or garden, location in the village or at the foot of the slopes: all these elements will be examined to determine whether your rental is fits catalogue. 

But beyond the qualities of your chalet or apartment, what matters most to us is that we share the same vision of excellence and luxury real estate. We are looking to establish a genuine partnership with our owners, based on mutual trust.

We take all the necessary measures to ensure that your rental experience is trouble-free and to date we have never had any problems with our guests. Firstly, because we carry out an identity check beforehand and take a deposit. Only when this is validated we give the guests access to your property. We also remain at their disposal to intervene in case of a problem or breakdown during the rental period. We have a team on site to ensure that the stays run smoothly.

We pay you the income generated by the rental of your property every three months. This allows us to send you an amount net of charges as we will have paid all supplier invoices beforehand. There is no need to worry about re-invoicing: your income is net and definitive.

At any time, you can check the amount of income generated by your property by consulting your owner application. 

On average, owners who have entrusted their properties to us have seen a 30% increase in rental income compared to when they were renting it directly or through a real estate agent. This is not surprising, as our primary focus is to improve the occupancy rate of your apartment or chalet by always renting it at the best possible price, in all seasons. How do we determine this night rate? We have developed an algorithm that looks at over 40 criteria in the short term rental market and from this we are able to identify supply and demand trends. By constantly aligning ourselves with the highest possible price per night, taking into account current demand, we manage to improve the occupancy rate of our chalets and apartments and therefore their profitability. But rest assured: this price always remains consistent with the standard of the property, we would never plummet the price of your property just to fill the booking calendar!

Furthermore, by entrusting us with your property, you free yourself from all the constraints that usually weigh on the shoulders of owners of furnished touristic accommodation. You no longer have to worry about the cleaning and maintenance of the property, responding to booking requests, welcoming guests, etc., since we take care of everything. 

By entrusting us with the keys to your apartment or chalet in the Alps, you gain in performance and peace of mind. All you have to do is collect your income every three months and enjoy your property from time to time, if you wish. Absolutely! Your property belongs to you and as such, you are free to come and spend your holidays there if you wish so. All you have to do is block your desired dates in the booking calendar and your chalet or apartment is yours! And if your property is eligible for VAT recovery, we will also help you to account for your personal stays according to the criteria of the tax authorities. 

We are the ones who decide the rental price of your property, for a simple reason: this price evolves according to customer demand and we must be able to adjust it as needed. It is because we are responsive in the pricing of our properties that we are able to improve their occupancy rate and their profitability by 30%, even in the slowest periods.  You must be prepared to trust us on this point because if you don't, we will unfortunately not be able to work together.

Our contract requires a 3 year commitment with the possibility of withdrawal after 12 months if you are not satisfied with our services. We have set this period because we know from experience that a property in the Alps reaches its full rental potential after 18 to 24 months. It takes time to reach a certain level of visibility of a property. This is the time it takes to get the first guests to stay in the property and to benefit from their recommendation, through online reviews and word of mouth. If you entrust us with the keys to your chalet or apartment, we will put all our energy into reaching the rental potential of your property as quickly as possible and we believe that these efforts deserve your trust for at least 3 years. We are confident that you will want to entrust us with your property beyond this period. In fact, none of our owners has expressed the desire to leave us. We are therefore confident that we will be able to make you want to continue the adventure with us in the long term. 

Of course! All the highlights of the year are integrated into our pricing policy. French and foreign school holidays, major concerts and festivals or major sport events have an impact on the demand for accommodation in the resort and it is natural that we take this into account in the price of our overnight stays. 

This depends on the time of year. In the high season, rentals are only possible for a period of 7 nights or more, unless there are gaps between two rentals. In this case, we may offer these intermediate periods as short stays.

When demand is lower, we adapt to the demand of our guests who appreciate being able to enjoy short stays in the mountains by opening the booking calendar to periods of 2 to 4 nights minimum depending on the property. 

Generally speaking, we are very careful to maintain a high occupancy rate for each of our properties and we know how to adjust our offer in a reactive manner to achieve this.

We focus on several points:

To have an excellent visibility on our rental ads: for that we offer an irreproachable service to our customers, which allows us to benefit from a privileged status on the various rental platforms such as the Super Host status on Airbnb or Preferred Partner on Booking.com;

To offer each property at the right price: this requires a detailed knowledge of the holiday rental market in the Alps and the analysis of market indicators which allows us to know the trends in demand and to adjust our rates accordingly.

Informing our guests and partners of our current offers: this is done through targeted marketing campaigns, linked to our CRM.

It is by carrying out these actions in parallel that we manage to maintain a high occupancy rate even during the less sought-after periods. 


It's us! As with all other aspects of renting your property, we manage the preventive and curative maintenance as well as the routine cleaning of the property. So, if guests experience a breakdown of their appliances or Wi-Fi network, for example, they inform our concierge service or our team by telephone. Our on-site representative will take care of finding a solution to the problem as soon as possible.
