We manage all the operational aspects of your property leasing: posting of announcements, checking the identity of tenants, taking a deposit, reception, cleaning, concierge. Our customers and our owners have only us as their interlocutors.

Luxury real estate: the Costa Brava, the new El Dorado for investors

A level of sales much higher than that experienced before the health crisis. Renewed interest from both Spanish and foreign buyers in this area. A particular enthusiasm for prestigious properties in the Empordà, seaside and landside: the luxury real estate market is doing wonderfully on the Costa Brava along the mediterranean sea!

The primary buyers of prestigious properties in the province of Girona are now French people living in Barcelona. In search of a second home to spend the holidays or work from there remotely, they set their sights on the Costa Brava and its charming villages like Begur, Palafrugell and Peratallada, located less than two hours from the Catalan capital. A criterion that has become essential since the health crisis because, unlike the Balearics, the Costa Brava is easy to reach even with new covid restrictions.

The demand for luxury goods has thus increased by 20% compared to 2019, a pre-pandemic period. It concerns equally the 300 sqm + villa with a swimming pool and a sea view, and the charming farmhouse located in a picturesque village of Baix Empordà in Spain. The views and the setting alone cause sale prices to soar, with buyers increasingly sensitive to their property's immediate surroundings.

However, high-end real estate prices remain generally reasonable: like for like, those on the Costa Brava are on average 30% lower than those in France. A boon for investors, who come to this real estate Eldorado from places like Germany, Belgium and Holland. Currently, 1 in 3 sales on the Costa Brava goes to a foreign buyer, representing 1 in 2 sales in Escala, Roses, Lloret de Mar or Empuriabrava area.

The first figures for 2021 reflect this trend well as we are heading towards a record year for residential real estate transactions in Spain: from January to June 2021, Spain recorded several transactions never reached since 2008, which suggests an imminent surge in prices.

For now, count around € 2,250 / m2 in size for a house on the Costa Brava. The average price applied to the luxury real estate market for prestigious properties ranges from € 1,800 / m2 (example of a villa of 6,900 m2 size in the province of Girona. They are for sale at 12 million euros or a 1264 m2 mansion put up for sale 2.3 million euros) at 3,750 € / m2 (the price of a 932 m2 villa currently for sale in Platja d'Aro for 3.49 million euros). Of course, these average prices vary from city to city. After Formentera, Cadaquès is, for example, the second most expensive coastal town in Spain with an average price per m2  of € 6,145.

Suppose your property is eligible for the VAT recovery scheme. In that case, we will help you account for your stays according to the defined criteria to recover 10% of the value of your investment.

The prices of the stays are determined according to demand, and we constantly adapt them to changes in the market. Price variations may be linked to French or Spanish school holiday calendars, such as local events and weather conditions. In any case, they are always consistent with the standard of the property: there is no question of selling off your property to fill the reservation calendar!

Our engineering team, specialising in pricing, has developed an algorithm that uses more than forty real estate indicators to monitor and anticipate market trends. Yes, it is established at three years, with a possible withdrawal after 12 months if our services do not satisfy you.

We will put a lot of effort into achieving the rental potential of your property as quickly as possible, but we know from experience that it takes between 18 and 24 months to accomplish this. Indeed, bringing in the first customers, benefiting from their recommendations and word of mouth, gaining visibility on platforms, etc., all takes time. We will do everything possible to quickly achieve the objectives we have set for ourselves in terms of your villa's occupancy rate and profitability.

To this day, all our owners continue to work with us, even after this period of commitment, so this allows us to be confident in our ability to make you want to continue the adventure with us well beyond these three years.

Of course, the events that attract visitors to the Costa Brava are among the highlights and as such rental prices are at their highest, in line with sustained demand. Thus, outside the school holiday periods, there are the Carnivals of Platja d'Aro, Tossa de Mar and Roses, the traditional festivals of Saint John and Holy Week or even the music festivals and the Flower Time of Girona that allow us to apply higher rates.

It depends on the time of year. In the middle of summer, when demand is naturally the strongest, we favour reservations of 7 nights or more. Still, gaps may appear in the calendar between two reservations. In this case, we can offer these overnight stays as part of packaged offers, for example.

In mid and low seasons, we open the reservation calendar to shorter periods allowing visitors to come and stay on the Costa Brava for a weekend or a little longer.

In all cases, we make sure to always be in tune with demand to optimise the occupancy rate of our properties at all times.
