Mallorca: vacation rental real estate in good health

Despite two years being disrupted by the pandemic, the property market in Mallorca is still in good health. The island is even shaping into one of the top post-pandemic destinations.

Mallorca: the perfect post-pandemic destination! Suppose Forbes magazine is so formal in titling its article devoted to Mallorca. In that case, it is quite simply because the main island of the Balearic Islands combines all the assets to seduce a large public. This widespread craze for the pearl of the Balearic Islands has never waned, even at the height of the health crisis, which has kept prices high in prestigious real estate.

Today, as before, some luxury villas and apartments are selling at a premium. Although the island is not the most expensive of the Balearic Islands, leaving that place to Ibiza, prices per square metre can range from one to five times higher depending on the property type and its location. It is almost impossible to establish a general trend in the tourist property market in Mallorca, as the prices charged depend significantly on the type of property and its precise location. 

One of the most sought-after corners of the island is the Port d'Andratx. In 2020, it was necessary to spend between 8000 and 12 000 €/m2 to buy a villa there and for exceptional properties, the bill could easily exceed 15,000 €/m2.

Other towns and regions of the island have more reasonable prices. Still, they rarely fall below €3500 to €5000/m2 for an apartment and between €5000 and €6000/m2 for a house intended as a second home and therefore benefiting from an attractive location.

Tourist rentals: quality rather than quantity

An island that lives on 80% tourism and attracts a wealthy clientele will attract foreign investors. But buying an apartment or a villa in Mallorca for a seasonal rental is not something you can improvise.

After Catalonia, Spain's second most popular tourist region has been committed to a professional policy favouring quality tourism over quantity for some years. Preserving the environment and the quality of life in the Balearic Islands are among the significant concerns of the local authorities. 

The measures taken to regulate the Mallorcan seasonal rental market obliges foreign buyers to be well informed before signing. At the same time, they assure them that they can rent their property throughout the season since limiting the rental supply helps to sustain demand. This demand is all the more pronounced in this post-covid period. The desire to visit and go for a sunny getaway is becoming increasingly prevalent among European tourists, mainly Germans and English, the heart of Mallorca's clientele. 

Easily accessible by plane or ferry from Barcelona, Mallorca is full of visitors as soon as the sunny days arrive. If July and August are taken by storm, the months of May, June and September delight visitors who want to escape the crowds and enjoy the excellent weather at the same time.

Yes, we do! We can provide all types of services such as managing transfers to and from Palma de Mallorca airport or organising services in your home (massage sessions, dinner preparation by a starred chef, etc.). Our team of experts is available by telephone seven days a week to answer all the requests of our clients and owners. Our clients can also use our digital concierge service if they wish to manage their stay independently. 

We advertise our luxury rental properties on powerful platforms such as Airbnb,, Homeaway and Expedia. Thanks to our reliability and the quality of our services, we have obtained a privileged status on these different sites, which allows us to benefit from excellent visibility for our ads.

We have also chosen to be present on more confidential sites dedicated to luxury real estate and be referenced by great international travel agents who target the same clientele.

As a growing proportion of our bookings are made directly, we continually improve our booking platform, both user experience and search engine optimisation. 

We adjust our rates according to the evolution of demand to maintain an optimal occupancy rate throughout the year regardless of the medium on which our ads are displayed. We have dedicated a team of engineers to do this. We now have an algorithm that analyses market data and allows us to monitor trends and be reactive in our decision making.

We work exclusively with owners who share our vision of prestige real estate and high-end properties that meet our premium quality standards. Our clients expect certain types of service, and we make sure that we provide them in every property we let. Our selection criteria are based on the intrinsic qualities of the villa (surface area, number of bedrooms and bathrooms, presence of a swimming pool and/or jacuzzi, view, etc.) as on its location and proximity to the sea, for example. We ensure that access to your property is secure by checking the identity of our clients and taking a deposit before handing over the keys. To date, we have never had to deal with rude tenants, nor with damage to our properties, beyond what can be considered normal wear and tear, but we have an obligation to you to be prepared for all eventualities, which is why we have taken out multi-risk civil liability insurance with cover of several million euros to cover absolutely all possible contingencies. 

Our owners receive the income generated by their property every quarter. The amount they receive is net and final. There are no chargebacks to worry about as we take care of the payment of charges and suppliers. Owners can track the amount owed by consulting the application we have developed, especially for them. 

By entrusting us with your property management, you will completely change your relationship with your rental investment. 

Firstly, you will no longer have to worry about anything. We manage everything from A to Z, from the rental to the upkeep, maintenance and even the payment of suppliers. On the other hand, you retain the freedom to stay in your villa when and if you wish, as long as the property is not already rented.

Secondly, you will improve the profitability of your investment! By joining us, our owners earn 30% more than by renting alone or through an agency, and this is not by chance. We constantly strive to optimise the occupancy rate of our properties by monitoring supply and demand in real-time and by adjusting our rates per night to offer a price in line with the market but consistently as high as possible. There is no question of us selling out our properties to fill the booking schedule. We always remain consistent with the level of service provided.

We draw on the expertise of our team in the fields of hospitality, real estate, new technologies and finance to provide impeccable quality of service to our owners and clients alike. Your villa remains your villa. You are free to stay there whenever you want, as long as it is available on the dates you wish to. Simply consult the booking calendar in the application we have developed for our owners to be sure of this. If the dates you want are available, you can block them for your use. It's quick and easy!

If your property is eligible for the VAT recovery scheme, we will tell you how to book your stays to meet the eligibility criteria. 

We do, only we do, and in the interest of our owners. Our offer's responsiveness and adaptability to demand are at the heart of our success, but they are only possible when we have a free hand to act. Rental prices are constantly changing depending on school holiday periods, local events, the weather and many other criteria.

We have created an algorithm that analyses over forty property indicators to help us make the right decisions at the right time. But you can be sure of one thing: your property will never be sold off. The prices we charge are always consistent with the quality of our properties. It is out of the question to undercut the costs to fill the booking calendar.

For these reasons, you must trust us on this point by leaving us free to determine the best lease price for your house. If you are not prepared to do this, we will unfortunately not be able to work together.

Our contracts are for three years with the option to withdraw after 12 months if you are not satisfied with our services. This is to give us time to reach the lease potential of your property, and from experience, we know that it takes between 18 and 24 months of hard work to achieve this. We will make every effort to attract the first clients and then benefit from their feedback and recommendations on the various rental platforms, but this necessarily takes time. We believe that the energy we will deploy to reach our profitability and occupancy rate objectives as quickly as possible is worth your trust for three years. 

We are confident in our ability to make you want to continue the adventure with us well beyond these three years, as all the owners we already work with have renewed their trust in us.

Of course, we do! Like the Spanish, German, English or French school holiday calendar, we use the calendar of major events to determine the seasonal rates for our rentals. In Mallorca, we take into account Holy Week, which takes place at the end of March/beginning of April, the night of Sant Joan on 24th June, Sant Jaume on 25th July, the Festes de la Patrona in August in Pollença, the Chopin Festival also in August in Valldemossa, etc. 

It depends on the time of the year. In the summer, we prefer to offer a minimum of 7 nights, and we will only provide short breaks if there are a few days' delays between bookings in the calendar. 

We offer properties for shorter periods during the rest of the year, from 2 to 4 nights minimum, depending on the property. Package deals are available to improve the occupancy rate of our properties.

Of course, we can! It's all a question of matching supply and demand. In periods of lower demand, we make sure that our properties are attractive by offering them for rent for shorter periods and at adapted rates. We pay particular attention to the visibility of our ads and carry out targeted marketing campaigns to inform our clients of the opportunities available to them. By combining our actions and efforts, we manage to maintain a high occupancy rate, whatever the season.

We do, and only we do. You don't have to worry about the dishwasher breaking down or the wifi not being available. Our teams take care of both emergency and preventive maintenance. It's our responsibility to ensure that both our clients and owners enjoy a carefree rental.
